LICENSED PROPERTY MANAGEMENT
 
Property Management services provides real estate owners with professional, licensed expertise in the administration of their rental investments.
 
Property Management services are provided under contract with Valemount Real Estate Ltd.a fully licensed brokerage.  The manager acts as agent for the Owner, to manage and administer the property according to the requirements of the Residential Tenancy Act and the Real Estate Services Act, in the best interest of the Owner.  Tenant care, supervision of maintenance needs, and financial reports of income and expenses are provided as part of your management contract.  We use Tenant Pro computer software to database property management services and financials.
 
We strive to maximize the long-term profitability for rental property investors while maintaining quality housing for our tenants.

Management Service Costs

Initial Set-Up:

Fee → $125 flat rate

  • Create the Management Agreement with owner's approval of terms
  • Perform initial property audit & photograph property
  • Provide owner with suggestions for repair, maintenance, and upgrading options
  • Create database and tracking forms for owner, property, and tenants

Management:

Fee → 10% of monthly rent collected

  • Rent collections
  • Maintain open communication with tenants
  • Pursue remedies for tenancy issues
  • Arrange for maintenance and repairs to preserve and increase property value and to comply with landlord responsibilities under the Residential Tenancy Act
  • Periodic interior inspections of property and drive-by inspections of exterior
  • Provide monthly financial statement to owner of rental income, expenses and disbursements, provide annual financial statement for each property

Complete Tenant Placement Service - for Management Clients:

Fee → 1/2 of first month's rent

  • Advertise property on this website, display property poster at VRE office, post "For Rent" sign at property, arrange for ad in local newspaper at owner's cost on a proportionate basis with other owners
  • Answer inquiries, personally show property, screen & select tenants
  • Complete Tenancy Agreement forms with owner's approval of any additional terms and conditions
  • Collect pet/security deposits and forward to owner
  • Complete move-in / move-out condition inspections with tenants
  • If a tenant I place moves within 180 days (6 months), the next placement fee will be waived to re-rent property.  Partial tenant placement will be charged in its place.

Partial Tenant Placement Service - for Management Clients:

For owners who wish to find their own tenants 

Fee →  $125 flat rate

  • Coordinate current tenant move-out and new tenant move-in
  • Calculate damage deposit return
  • Complete condition inspection reports
  • Complete Tenancy Agreement
  • Collect pet/security deposits and forward to owner

Incidental Management Services:

Fee → $40 per hour/service call

  • Vacancy inspections
  • Occupancy reports
